Our 'Turnkey' Development Service

  For anyone interested in a luxury home, we offer a complete 'Turnkey' Service, including plot-finding, so that you only have to communicate with one consultant. 


Our extensive service includes:

  • Acting as your single point of contact, from the inception of the project to completion
  • Sourcing a suitable plot for your project - see more details on our PLOT SOURCING page
  • Managing and advising on the appointment of the consultant team (Architects, Engineers, Quantity Surveyors, etc.)
  • Guiding the project through the statutory approvals processes (Planning, Building Regulations, etc.)
  • Ensuring statutory obligations such as Health & Safety are met 
  • Advising on the right procurement route and managing the tender process to ensure an appropriate contractor is appointed 
  • Co-ordinating all project information between you, the design team and the contractor
  • Providing regular project reports and financial updates with verified stage payments to the professional team and contractors
  • Negotiating successful compromises based on your priorities (cost, time, quality, Return On Investment)
  • Creating a comfortable, healthy, inspiring home that will bring pleasure to all those that stay in it – and not harm the planet! 
  • Providing you with long term investment returns through finding a plot, collaborating with a Holiday Lettings Agent and designing a unique home 


We are certain that our services will cost you no more than the fees for an equivalently experienced development team (including plot sourcing, design and construction). We work with you and the Holiday Lettings Agent  to prepare a detailed Design Brief for optimum letting potential (rooms, spatial relationships, amenities, MEP systems, access & parking, etc.). We arrange site surveys, prepare a project budget and program

We develop and review a number of design concepts before choosing the option that best meets all Holiday Lettings requirements and offers optimum value for the investor (cost vs return)

We review the building plans and 3D model to ensure suitable space standards, optimise relationships between the various rooms and the outdoors and integrate structural and MEP systems with the architecture. The stage is completed with submission of  a planning application

We develop the architectural and engineering technical design and involve specialist sub-contractors early on, to ensure that all elements are coordinated. The Quantity Surveyor will provide an updated Cost Plan and we will provide construction information and specifications and make the Building Regulations submission

We will set up and manage the site in accordance with Health & Safety regulations and issue the Building Manual including the Health and Safety File and Fire Safety Information

We will oversee Commissioning of all services prior to Handover, provide a Building Maintenance Manual and issue the Architect's Final Certificate

We will collect user and maintenance manager feedback, as well as monitor actual energy and water use, for Post Occupancy Evaluation
